08 May Dave Altman Leads Completion of Enclaves Hotel in Southold
Dave Altman, Founding Partner at Brown Altman, LLP, announced the successful completion of the Enclaves Hotel in Southold, New York. The project is a testament to Dave’s extensive experience in local planning, zoning, and land use development across Long Island and the metro area.
The Enclaves Hotel underwent a rigorous regulatory process, including a comprehensive environmental review under the State Environmental Quality Review Act (SEQRA) by the Southold Zoning Board of Appeals. Following this review, the Southold Planning Board granted site plan approval, and the project received its final building permit in June 2024.
Situated on 6.75 acres along Main Road in Southold, the Enclaves Hotel is a 40-room luxury resort designed to serve both visitors and the local community, featuring:
- A restored historic residence, repurposed as a full-service restaurant open to the public
- A second restaurant available exclusively to hotel guests
- Four private guest cottages
- A full-service spa, meeting rooms, lounges
- An event venue with capacity for up to 100 guests
With its blend of hospitality, architectural sensitivity, and economic impact, the Enclaves Hotel is poised to become a key destination on Long Island’s North Fork. The project is expected to contribute substantially to Southold’s tax base, support surrounding small businesses, and attract both regional and out-of-state tourism.
Brown Altman is proud to support projects like the Enclaves Hotel that align thoughtful development with community growth and economic sustainability.
