Redevelopment of Vacant Building Brings New Energy to Key Commercial Corridor
Brown Altman, LLP has successfully secured land use approvals for the redevelopment of a vacant bank building at 718 Medford Avenue into a brand-new Starbucks restaurant with an accessory drive-thru. The 4,883-square-foot site will be transformed into a vibrant, high-traffic location bringing new energy to a key commercial corridor in Medford.
The firm obtained both a change of zone from J Business 2 to J Business 5 and a special permit for a major restaurant with drive-thru, paving the way for Starbucks to reimagine this underutilized property into a dynamic and functional retail destination.
“This project represents exactly the kind of thoughtful redevelopment we love to be a part of, reactivating vacant space, enhancing aesthetics, and improving convenience for the community,” said Keith Brown, Partner at Brown Altman. “It’s a win for the property owner, a win for Starbucks, and a win for local residents.”
The site’s transformation will include enhanced site design features such as new curbing, landscaping, a modern sanitary system, and updated wall signage, all contributing to a more inviting and efficient experience for daily visitors. The drive-thru component adds critical value by meeting customer demand for speed and accessibility.
“This approval is the result of a strong collaborative effort between the applicant, our legal team, Bohler, TPD Engineering and Catapano Engineering and Architecture,” said Matt Ingber, Partner at Brown Altman. “We further want to thank the Town of Brookhaven Planning Department for their continued assistance with this difficult zoning process.”
With this redevelopment, Starbucks will soon offer a new, high-quality amenity to Medford residents and commuters, further strengthening the area’s economic vitality and improving quality of life through thoughtful design and strategic location use.
